1. Where our data comes from

UK Planning Leads uses publicly available planning application data published by UK local planning authorities (councils) on their public-facing planning portals.

Planning application data is published under the Town and Country Planning Act 1990 and related legislation. Councils are required to maintain public registers of planning applications and decisions. This information is freely available to the public.

We do not create, modify or annotate planning decisions. We monitor, filter and organise publicly available records into a practical weekly file for trade subscribers.

2. What our data includes

Each weekly subscriber file typically includes, where available from the planning portal:

Planning application reference number
Decision date
Full site address
Proposal summary (as submitted to the council)
Project type / category (our classification)
Council planning portal link
Agent or architect name — where published by the council
Agent email address — where published by the council
Agent phone number — where published by the council

Contact details are not included in every record. They are only included where the council has published them on the planning portal. We do not guarantee that every record includes a contact email or phone number.

3. What our data does not include or guarantee

UK Planning Leads does not guarantee:

The completeness or accuracy of any planning record
That every approved application will result in a building project
That the homeowner is actively seeking quotes or tradespeople
That agent contact details are current or that the agent is still involved
Any specific commercial outcome for the subscriber
That all approved applications in a borough are captured in every weekly file

Planning data is republished as-is from public sources. Errors, delays or omissions in council portal data may be reflected in our files.

4. No affiliation with councils or planning authorities

UK Planning Leads is an independent commercial service. We are not affiliated with, endorsed by, or connected to any UK council, local planning authority, government department or planning body.

Our data is derived from publicly available portal data and does not represent an official council communication.

5. Accuracy and currency

We aim to deliver accurate and current data each week. However:

Councils may update, correct or withdraw planning decisions after publication
There may be delays between a council publishing a decision and it appearing in our file
Portal outages or system changes at council level may affect data availability
We do not guarantee that every approval in a borough is captured in any given week

If you believe a record in your file is incorrect, contact us at hello@ukplanningleads.co.uk and we will investigate.

6. Permitted use

Data delivered to subscribers is for their own business use only. It must not be:

Resold or licensed to third parties
Published or republished publicly
Distributed to individuals outside the subscribing business
Used to build competing products or data services

All use of planning data must comply with applicable data protection and marketing regulations, including the UK GDPR and the Privacy and Electronic Communications Regulations (PECR).

7. Retrofit and energy-efficiency data use

Important: UK Planning Leads does not assess, infer or guarantee eligibility for ECO4, GBIS, Warm Homes or any other grant, funding or energy-efficiency scheme. Any such assessment must be carried out independently by the relevant provider.

Where planning datasets are provided to retrofit, insulation, solar or energy-efficiency providers, the data is provided as a property-level opportunity signal only. It indicates where property improvement works may be in progress. It does not indicate:

Household income, benefit status or tenure type
Energy Performance Certificate rating or suitability for any scheme
Eligibility for ECO4, GBIS, Warm Homes or any other government or privately funded energy-efficiency scheme

Any homeowner contact, funding assessment, retrofit survey, grant application or scheme submission made on the basis of planning data remains entirely the responsibility of the provider. Providers must ensure their use complies with all applicable regulations and scheme rules.

8. Limitation of liability

To the fullest extent permitted by law, UK Planning Leads shall not be liable for any loss of business, revenue, profits or data arising from the use of, or reliance on, data provided through this service.

Our total liability for any claim arising from the use of our data shall not exceed the subscription fees paid in the 3 months prior to the claim.
