By the time a homeowner posts the job online, you're already late.

Most trades only hear about extension and loft work once the homeowner is already getting quotes. Planning approvals give you an earlier signal.

📅

Planning approvals are an earlier signal

Most trades only hear about extensions, lofts and renovation work once the homeowner has already started asking around. Planning approvals show which homeowners have just received permission and are likely to start thinking about quotes and next steps.

The first trade to make contact has the advantage

In practice, the first credible trade to respond often has a better chance of shaping the conversation. Being early — before the homeowner has spoken to many others — gives you a genuine advantage.

🔥

Lead platforms put you in late, crowded conversations.

By the time a project appears on a lead platform, several other trades may already be competing for the same job. UK Planning Leads helps you act earlier, before the homeowner has been approached by everyone else.

What happens when you're first through the door

Planning permission is granted. You have the address within the week. You write a short note to the architect. They reply. You're on site for a quote before the homeowner has finished asking around.

1
Homeowner receives planning approval — they start thinking about builders
2
You receive the weekly list — address, proposal, architect contact
3
You send a short, professional note to the architect or agent
4
You're on site for a quote before anyone else knew the job existed

From approval to your inbox. Every week.

We do the monitoring so you can focus on quoting. No council portal logins, no manual searching, no guessing.

1

We track every council decision weekly

Our system tracks approved planning applications across 16+ live London boroughs every week, filtering for residential projects that are likely to need a trade.

2

We filter out everything that isn't a job

Telecoms masts, fences, signage, commercial work — gone. What's left is every approved extension, loft conversion, dormer, refurbishment, and roof job that needs a tradesperson.

3

You get it each week, before everyone else

A clean Excel file: full address, proposal summary, planning portal link, and where available — the agent's name, email, and phone number. Most homeowners haven't called a single builder yet.

16+ live boroughs. More launching regularly.

Every borough tracked weekly — extensions, lofts, conversions, roof works, and more.

Subscriber limits protect the value of each list

We don't want every builder in an area receiving the same opportunity list. We may limit subscriber numbers by trade and borough so the data remains useful for active subscribers.

Retrofit & energy-efficiency opportunity data

For retrofit, insulation, solar, roofing and energy-efficiency providers — filtered planning data as a property-level opportunity signal.

This data does not confirm household eligibility for ECO4, GBIS, Warm Homes or any other funding scheme.

Planning approvals can indicate homes where property improvement works are already being considered, making them potentially relevant for retrofit, insulation, roofing, solar or energy-efficiency providers. A homeowner who has recently secured approval for an extension, loft conversion, roof alteration or major renovation may also be considering heating, ventilation, solar or broader fabric upgrades.

UK Planning Leads can provide filtered planning-triggered retrofit opportunity datasets for providers looking to identify relevant properties, project types and local opportunities by borough or council area.

Datasets are provided for legitimate B2B opportunity assessment and must be used responsibly, in line with applicable data protection and marketing rules.

Data disclaimer: UK Planning Leads does not determine eligibility for ECO4, GBIS, Warm Homes or any other grant or funding scheme. Our data is based on publicly available planning records and should only be used as an initial opportunity signal. Any homeowner contact, funding assessment, retrofit survey, grant application or scheme submission remains the responsibility of the provider. Contact details are included where available from public planning records only.

What tradespeople said after seeing the data

We sent sample lists to tradespeople before launch. Here's what came back.

★★★★★

"Spent ten minutes going through the Croydon sample and there were four jobs I'd have been straight on the phone about. I knew planning data was public but never had it all in one place with the contact details ready to go. That's the key — the agent's email is right there. That's who you need to speak to, not the homeowner."

Straight answers

The questions we get asked most.

Is it actually worth the money?

At £49/month you're spending £588/year. A single-storey London extension is typically £35,000–£50,000. Win one job from this list and the subscription has paid for itself many times over. For many trades, even one small job can cover the annual subscription. The question isn't whether it's worth it — it's how quickly you act on the leads when they arrive.

Is this data public?

Yes. Planning applications and decisions are published on council planning portals. We monitor, filter and organise this public information into a practical weekly file for trades.

Are contact details always included?

No. Contact details are included where they are published or available from the planning record. Every file includes addresses, planning references, proposal summaries and portal links.

What exactly is in the weekly file?

A clean Excel spreadsheet with every approved residential planning application for your chosen boroughs. Each row has: full address, planning reference, proposal description, decision date, project type (extension / loft / roof etc.), link to the council portal, and where published — the agent's name, email address, and phone number. You can filter by type, sort by date, and start quoting the same morning.

How many leads are there each week?

Across all live boroughs: 650+ actionable approvals per week. Enfield alone averages 69 per week, Barnet 58, Bexley 56, Bromley 22. You only receive the projects relevant to your borough — filter in Excel by type.

What does "agent contact" mean?

Most planning applications are submitted by an architect, planning consultant, or agent on the homeowner's behalf. Their contact details are often published on the portal — and they're the person who'll be recommending builders to the homeowner. Reaching them is often more effective than trying to find the homeowner directly.

Can I get a free sample before committing?

Yes — always. Request your free sample and we'll send the current week's list before you pay anything. No card required. We want you to see exactly what you're getting.

What if my area isn't listed?

We can add further boroughs based on demand. Email us with your area and we'll let you know how quickly we can get it live.

Is UK Planning Leads affiliated with councils?

No. UK Planning Leads is independent and is not affiliated with any UK council or planning authority.

Can I cancel?

Monthly plans can be cancelled before the next billing date. Once a weekly list has been delivered, the current billing period is not refunded unless required by law.

Can I share or resell the list?

No. Sample and subscriber lists are for your own business use only and must not be resold, republished or distributed.

Can you add my area?

Yes. Tell us your borough or council area and we'll prioritise it based on demand.

Does this data show which homes qualify for ECO4 or other grants?

No. UK Planning Leads does not determine grant or scheme eligibility. Our data is based on publicly available planning records and may help providers identify properties where improvement works are being considered. Any ECO4, GBIS, Warm Homes or other funding assessment must be carried out separately by the provider.

Can energy-efficiency providers use the data?

Yes. Planning approvals may be useful for retrofit, insulation, solar, roofing and energy-efficiency providers because they show where homeowners are actively progressing property improvement projects. We can provide filtered datasets for relevant project types and boroughs. See the retrofit data section →
